Land Survey and Mapping Costs in Uganda: What You Should Pay
A GPS boundary walk tells you the true area and shape of the land as occupied. A cadastral survey by a registered surveyor is a legal act that affects title. They cost very different amounts and answer very different questions.
Most forestry decisions need the first. Anything touching title, subdivision or a boundary dispute needs the second. Paying for the wrong one is the most common waste we see.

How to read the figures on this page

- Ranges are wide deliberately. A single tidy number would be more satisfying and less honest.

What Drives Each Cost
- Plot size and shape. A compact 5-acre block walks quickly; a long irregular strip with many corners does not.
- Terrain and vegetation. Walking a boundary through thick bush is slow work.
- Travel. Wakiso and Kampala are a day trip. Ntoroko or Karamoja is a mobilisation. Batching regional visits reduces this.
- Number of deliverables. A polygon and an area figure is one thing; stocking maps, suitability layers and a written report is another.
- Drone work adds flight planning, processing time and equipment cost, and is only worth it when fine detail changes a decision.
- Inventory plot intensity. A valuation supporting a transaction needs more plots than one supporting an internal decision.

When It Pays For Itself
Three situations where the measurement returns more than it costs
- Before buying land. Acreage discrepancies are common in Uganda and larger in high-value districts. A discrepancy found before purchase is a negotiating position; found after planting it is a loss.
- Before ordering seedlings. Ordering against a title figure that is 20% optimistic means paying for plants you cannot use, or a block that finishes short.
- Before selling timber. Unmeasured standing volume is priced defensively by buyers. Growers routinely recover the inventory cost several times over in the improved offer.
Choosing Who Does It
- Ask what you receive. You want a PDF map and open files — KML, shapefile, GeoTIFF — that you own and can take elsewhere.
- Ask about accuracy. Handheld GPS is fine for area and layout. Do not let anyone imply it substitutes for a cadastral survey.
- Ask whether drainage and no-plant zones are included. On Ugandan land this is the difference between a map and a decision.
- Beware anyone who offers to "fix" a boundary dispute technically. That is a legal matter and a registered surveyor's job.

Usually not. Satellite imagery answers land-cover history and large-area questions; a GPS walk answers area and boundary.
Drone earns its cost when centimetre detail genuinely changes a decision — road layout on difficult terrain, erosion features, detailed gap mapping.
Can you tell me what my land looked like before I bought it?
Usually yes. Satellite archives covering Uganda go back decades and can show when clearance or regeneration occurred.
This matters for carbon eligibility, deforestation-free claims for EU buyers, and encroachment questions.
What files should I receive?
A PDF map for reading and open spatial formats — KML or KMZ, shapefile, GeoTIFF — for anything you may reuse. You should own the data outright.
If a provider will only give you a picture, you cannot take that work to anyone else later.
